WEST WARD - NEWARK NJ
Redevelopment Project - 90 to 102 Properties, Mix Use Development

Newark, NJ - December 20, 2007 - Mayor Cory A. Booker, West Ward Council Member Ronald Rice, and other municipal leaders, developers, and community activists today announced the launching of a program that will unite community groups, local and minority-based developers, and the City to redevelop up to 102 parcels of land, which consist of City-owned properties and privately-owned abandoned buildings in the West Ward. The program follows the City’s adoption of an Abandoned Property Ordinance earlier this year, based on state legislation which empowers municipalities to take action against residential or mixed-use properties that have been vacant for more than six month and have unpaid taxes or create blighting or unsafe conditions. ARCADIAN GARDEN - EAST ORANGE NJ
Redevelopment Project - 88 to 120 Units, Mix Use Development

The proposed site improvements include re-planning the property utilizing urban design principles including reinstitution of a road system that will provide a gateway to the community and reintegrate the site with the surrounding neighborhood. The proposed roadways shall divide the site into manageable residentially-scaled neighborhood blocks. Open space is provided for each unit by incorporating substantial front yard setbacks, rear and side yards. Landscape buffers shall be provided throughout the site to screen parking areas, increase privacy, and provide a natural buffer from the winter winds and a natural shade source during the summer season.  Click here for more information.

ELIZABETH, NEW JERSEY
Redevelopment Project - 300 to 450 Units, Mix Use Development

The City of Elizabeth NJ has selected the George Group to head up the redevelopment of its downtown area. The city has always been an industrial town but the downtown’s proximity to Manhattan via rail makes Elizabeth a jewel for the commuter who spends over an hour in each direction to get home. The George Group controls a 1.9 acre piece of property directly across the street from the rail station that will whisk the commuter to Manhattan in 22 minutes. The 400 unit, mixed use project, will give the commuter all the amenities of country living, but in the city. Swimming pool, shopping, tennis courts, restaurants, even covered parking, are just some of the benefits in this project for the commuter.

NEIGHBORHOOD OF FRANCISVILLE – PHILADELPHIA, PA
Urban Redevelopment Project - 30 to 50 Units, Mix Use Development

People for People, Inc. (“PFP”) is a Not For-Profit (501)(c)(3) organization providing community development and social services in the Francisville Neighborhood has teamed up with the George Group with the intent of implementing a comprehensive neighborhood redevelopment initiative in the Francisville Neighborhood. It is the intent of both parties to create a mixed use, mixed-income scattered site redevelopment consisting of single family units, multifamily units and retail enterprises. The George Group seeks to develop the properties within the Project in a manner consistent with the mission and articulated goals of PFP, i.e., to create neighborhood revitalization through a strategy of comprehensive community development. We anticipate a total development of 125+/- residential units and over 40,000 SF of retail.
